Be ready to sell!

Many sellers are focused on just getting the home sold; however, taking a property to the market prematurely can be a huge mistake! It is important to prepare your property to be best presented to potential homebuyers.  Here's a few quick tips on how to get your home ready to sell.

1. Get rid of the clutter. Organize closets and storage spaces. Box up the items you don't use everyday and prepare your property to look its best.
2. Professionally clean carpets if needed.
3. Touch up curb appeal with fresh mulch and seasonal flowers.
4. Make all those minor repairs you have put off. Some loan programs buyers may use may not allow unfinished repairs such as plumbing leaks, broken window seals, HVAC needing serviced, loose railing on stairways/decks, and other minor deferred maintenance issues.  It's best to go ahead and get it done.
5.  Be ready for picture day.  Have beds made with nice comforters and pillows.  Take cooking utensils and accessories/appliances off countertops to maximize space. A resource tool is to look at magazines or online and how featured homes are staged.
6. No strong odors! Including pet odors, strong scented candles or fresh cooked cabbage! Remember buyers sometimes have sensitive smell and offensive odors can turn them away.
7. Proof the pictures your agent takes before they are published publicly.  Photos, in today's online world, are the number one draw to allure buyers to schedule a formal showing. Use a professional photographer if needed but make certain you look your best.
